Always ask about the community’s age qualifications. For example, not all communities marketed as “active adult” are age-restricted. There can also be different age requirements for different communities. Most of the time, “age-restricted” or “age-qualified” communities mean that someone in the residence must be at least 55 years old. So sometimes those younger than age 55 can live in an active adult community. The most common scenario we encounter at Soleil is that a spouse is older and meets the 55+ age requirements.
Most active adult communities have an active homeowner’s association or board in place to maintain and uphold the resident’s well-being and happiness. This also helps protect the resident’s investment in the community. Some of the more common regulations are restrictions on the total number of occupants in a home, rules around home and property customizations (such as paint colors and landscaping), and certain pet restrictions. So if you have a great desire to paint your house fluorescent pink or want to keep your flock of chickens in the backyard, you’ll need to be sure your chosen community allows for such things.
No two communities are the same. Think about not only your “must-haves” at your current age but what you may need or want in the future. Sure, you may be able to run up and down stairs with ease now, but will you want to do that when you’re in your eighties? Maybe not.
